Land Analysis and Evaluation

When a Land Analysis and Evaluation Study is called for, Gay and Neel, Inc. conducts a thorough site investigation with particular attention given to Landscape Variables. Features such as topography, existing land use/land cover, general soil characteristics, vegetation, site aesthetic, access, infrastructure, and historical significance are documented from observations and examination of available data sources. In addition, existing zoning documents are examined and conversations may be held with local officials. This information is compiled into an opportunities and constraints map.

The opportunities and constraints map is used to determine land carrying capacity, or the ability of the land to support land uses of high, moderate, or slight intensities. With this information in hand, the landowner can then make informed decisions as to land uses for a site that are environmentally responsible and economically feasible.
